Finding a property
The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view.
When should I start?
It is wise to start looking about a month before you wish to move, as the nicer properties are viewed and reserved quickly.
Arrange a viewing?
Viewings can be arranged at times to suit you, including evenings and weekends, and you will invariably be accompanied by a member of staff, who can give advice and answer any questions you may have.
Some properties will still have tenants living there, and in these cases, we can only do a viewing once we have given the tenants 24 hours notice.
Do you accept DSS?
We regret that we don’t normally accept Housing Benefit (DSS) claimants.
Where we are able to, it will be clearly marked in the title and description.
Our tenancies are granted for a minimum term of 6 months. We are unable to provide short term accommodation.
Reserve a property?
Once you have decided on a property, you will need to reserve it by paying a ‘holding deposit’, usually equivalent to two week’s rent. Assuming that the tenancy goes ahead, this will be deducted from the monies due before you move in.
If the landlord declines to grant the tenancy, it will be refunded. However, the deposit will be forfeit if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.
As a minimum, we will require satisfactory references from your employer (or place of learning) and a previous or current landlord. We may also require a personal reference, and sometimes a guarantor. In addition, a credit check will be undertaken. We may choose to use the services of an independent referencing company to obtain and evaluate these references.
Paying the Rent?
Rents are normally quoted calendar monthly, and payable monthly in advance. All rents are payable by bank standing order to our company bank account. We can arrange to collect the rent from you in cash, but this may result in a fee being charged.
Unless stated in the property description, you will be responsible for paying all utility bills.
A security deposit of a minimum of one month’s rental plus £100 must be paid. This is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
We charge £125 per applicant, and £75 for each additional applicant, to cover administration and referencing costs.
If you are a student, or claim Housing Benefit (DSS), and therefore require a guarantor, the costs will be £150 for the first applicant, and then £100 for each additional applicant. This is to cover the additional costs involved.
Some landlords ask that applicants under the 25 must have a guarantor. Where this happens, it will be shown in the listing.
