Coxford Lettings let and manage a wide selection of furnished and unfurnished flats and houses throughout the Southampton area. This guide is intended to you find the right property.
Finding a property
The first step is to contact us to provide brief details about yourself and about the accommodation you require. We then search our database for suitable properties for you to view.
When should I start?
It is wise to start looking about a month before you wish to move, as the nicer properties are viewed and reserved quickly.
Arrange a viewing?
Viewings can be arranged at times to suit you, including evenings and weekends, and you will invariably be accompanied by a member of staff, who can give advice and answer any questions you may have.
Some properties will still have tenants living there, and in these cases, we can only do a viewing once we have given the tenants 24/48 hours notice.
Do you accept DSS/Housing Benefit Applicants?
On most of our properties, we are able to accept housing benefit applicants. And where we do, we expect any applicants to have a guarantor, the first months rent in advance and the deposit available.
Most of out tenancies are granted for a minimum term of 6 months – while some are 12 months. We are unable to provide short term accommodation.
Reserve a property?
Once you have decided on a property, you will need to reserve it by paying a ‘holding deposit’, which is equivalent to one week’s rent. Assuming that the tenancy goes ahead, this will be deducted from the monies due before you move in.
If the landlord declines to grant the tenancy, it will be refunded. However, the deposit will be forfeit if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.
As a minimum, we will require satisfactory references from your employer (or place of learning) and a previous or current landlord. We may also require a personal reference, and sometimes a guarantor.
In addition, you will be asked to provide a credit check, as well as two forms of ID.
Paying the Rent?
Rents are normally quoted calendar monthly, and payable monthly in advance. All rents are payable by bank standing order to our company bank account.
Unless stated in the property description, you will be responsible for paying all utility bills.
A security deposit equivalent to 5 weeks rent must be paid. This is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
We do not charge any agency admin fees.
